Q: When is rent due?
A: Rent is due on the 1st day of the month. The late fee isn't imposed until after the 5th day of the month.
Q: Why does my rent payment need to be the EXACT amount?
A: If you pay any amount that is less than the amount due, then we have accepted a "partial" rent payment, which our company does not allow. If you pay over the amount due, then you would be running a credit, we can only accept payments for what you actually owe.
Q: Why can't roommates each pay 1/2 the rent with their own check?
A: If we accepted two rent checks (each for 1/2 the rent) and one of those checks were returned for non-sufficient funds, then we have accepted a partial rent payment, which our company does not allow.
Q: I'm going to be out of town, why can't my friends or family pay my rent with their check?
A: If we accept a rent payment from someone that isn't on the contract, it could give them legal rights to your apartment.
Q: The office is closed and I need to pay my rent, what should I do?
A: Please use the mail slot located in the front of the office door.
Q: I have a maintenance problem, what do I do?
A: Please come to the management office and fill out a maintenance request.
Q: Why do I have to fill out the office form for maintenance instead of leaving a message on the answering machine or dropping a written note through the mail slot?
A: The maintenance staff must have your written permission to enter your apartment. When you sign the maintenance form at the office, it gives us permission to enter and it lets you know that we have seven days to make any needed repairs. Also, when you come in to fill out the form, we can make sure that we completely understand what the problem is before we show up to do any repairs.
Q: My laundry got locked in the laundry room, what should I do?
A: Remember, the laundry room hours are from 8:00 am to 10:00 pm, be sure to have your laundry completely out of the laundry room prior to 10:00 pm. If you have it locked in the laundry room overnight, you can get your laundry out the next morning as soon as the laundry room has opened. Please do not call the emergency phone line for this as it is not an emergency.
Q: Why do I need to register my vehicle?
A: The management staff needs to know which vehicles belong to the residents. If, for some reason, you have parked improperly, we will make every effort to contact you and have you move the vehicle. If we do not know who it belongs to, the vehicle may be towed.
Q: My neighbors have moved out, can I park in their covered space?
A: Unfortunately the answer is, no. The vacant apartment spaces are for the use of management staff and vendors who may be working on the apartment. Also, if we allow you to park there but not your neighbor, that could be seen as favoritism.
Q: Someone has parked in my space, what should I do?
A: If it is the first time you have seen this vehicle park in your space, try leaving them a friendly note. If that doesn't work, contact management with the license plate number and vehicle description.
Q: My neighbors are being loud, what should I do?
A: First of all, try talking to your neighbor. You might be surprised... they may not have any idea that you could hear them. Remember, some noise is to be expected. If the noise is excessive, such as loud music, screaming, etc. please contact our office.
Q: I've locked myself out of my apartment, what do I do?
A: Contact the management for lock out service.
Q: I want to get a roommate, do they need to apply?
A: Yes, they must apply, be approved and be added to the contract before they move into your apartment.
